Our full management service means that Landlords will not have to be troubled with day to day matters, nor deal directly with the tenants. If you are an investment Landlord, a Landlord living away from the area, or just lead a busy life style, then this option is ideal for you.

·          Preparation of tenancy agreements

·         Collecting and holding as stakeholders a deposit (bond) from the tenant (deposits are held in neutral client account)

·         Rental payment paid directly to your bank account on a monthly basis via BACS banking system

·         Monthly income statement

·         If required, paying regular outgoings for you from rental payments.

·         Inventory and schedule of condition of property

·          Video inventory at extra cost

·          Inform utility companies and local authority of the new tenancy with appropriate start meter readings

·        Regular property inspections with written reports

·          Keeping in touch with the tenant on a routine basis, and arranging renewals of the agreement as necessary.

·         Repairs and maintenance assessed and actioned within your guidelines with local reputable contractors

·          Advice on refurbishment

·          Chase up late payments should this happen

·         Dealing with insurance claims should they arise

·          Arranging of insured repairs to be carried out

·         Organising the annual gas servicing of all gas appliances with a registered Corgi Gas Installer

·          Annual Rent Reviews

·         Organise the draining down of your property in the winter should this be necessary

·         Search for New Tenant upon Receipt of Existing Tenant's Notice with your permission

·         Property inspection upon termination of tenancy

·         Checking tenants out as required, reletting and continuing the process with the minimum of vacant periods to ensure that you receive the optimum return from your property.

·         Repayment of Tenants Dilapidation Deposit following satisfactory property check

·          Inform utility companies and local authority of the termination of tenancy with appropriate finish meter readings
